A great spot for our family.

Our group of 13 ladies love this house. We rented it in 2023 and re-rented it for 2024. However when we tried to re-rent for the following year prior to end of our stay, GSVR allowed someone else to rent our timeframe for 2025. I understand anyone wanting to stay here. All rooms are king suites and first and 3rd floor ensuites have extra sleeping of twin & trundle or queen size murphy bed. Love the living area is on top floor and the large round table is awesome for a large group. We are so sad that now we have to go back to the drawing board to find another place for our group. NOT HAPPY about that!

The house is in perfect location, beach front, private pool,very clean, our hostess was very helpful, great house, highly recommend!

Beautiful condo, great location. There were four families staying for one week & everyone enjoyed their stay. Didn’t feel cramped as the condo is very spacious. Loved the pool & the elevator came in very handy as we had two family members with mobility restrictions.had a couple of minor problems during our stay which were corrected quickly. One thing I’d bring to the owner’s attention is garbage pick up. The bins were not taken out on designated garbage day & bins were over full before the next pickup day. Minor problem but wanted to let you know. Overall a very pleasant week & would definitely recommend facility to everyone.

This was our third time to stay at Viva La Kiva,and we have reservations for next June. The house is lovely and comfortable, znd the beach area is amazing and huge. It’s like having your own private beach.

We reserved this fabulous home for a family trip and it was perfect! Each bedroom is a king with its own bathroom, it has a pool and is right on the beach.

Do you ever look at a big 6 brm rental property only to see not enough space on the couches? Not enough chairs at the dining table? Only a handful of loungers around the pool? Deck not big enough?
Not here! This big beautiful house was perfect for our stay with 3 generations and extended family. Lots of room to gather with plenty of seats for everyone both inside and out. Plus plenty of spaces to spread out when you need some quiet time. The pool and deck area was a great place to get some sun or read in the shade. The elevator was a bonus. The house was very clean with comfortable beds. And you pretty much have the beach to yourself. Quiet secluded area to relax and unwind. It’s a little drive to town for groceries, etc, but well worth it to be away from it all. Stop at the Beignet Cafe, they are made to order and are piping hot and delicious. Definitely recommend this rental. We will be back.

What a wonderful time my family had!! Nobody wanted to leave! There were 12 of us in the house, ages 11-75. We had tons of room to spread out. The house was clean and tidy top to bottom. We had ONE issue at the house, on our first night, and they were out within an HOUR to correct it! My family LIVED in the beautiful pool for most of the trip. My family wants to come back and stay again SOON, and so do I!! Side note-we were provided a variety of free or reduced price activities to go to around the area. My nephews did the free golf and they had a great time. Just be aware: If you come around Spring Break, the area is loaded with families. The small stores could not handle all the demand for groceries. It was the same for many of the restaurants. Be prepared to either have some groceries with you when you arrive, or to take the 10 minute ride into town to shop there. A small grocery store near us would not have eggs in again for 2 days! We drove into town and the store was LOADED with eggs!! Thank You for a fabulous time!

This place is gorgeous! We loved everything about it - amazing view, beautiful furnishings, warm pool with plenty of seating. It truly was a wonderful stay and we are dreaming about when we can come back.

Amazing house and location!!!! Could not believe how clean a house of this size was. Also was great to have a bathroom attached to every room.

Our family stayed at Viva la Kiva with kids and grandkids around five years ago. We loved it then, so we decided to stay again with three other couples that we often vacation with. We all had a great time. The location is great, away from the hustle and bustle, but only a few minutes drive to all the great restaurants. Our friends liked so much, we have already booked Viva la Kiva again for next February. Very clean. Beautiful condition. I highly recommend Viva la Kiva for your next vacation.

I cannot say enough positive things about Viva La Kiva. We had never been to the beach during the winter and were looking for a great place to hang out, play games, and be together. The house is located on the Fort Morgan peninsula, and it was so peaceful. The property is about 15 miles from the main highway in Gulf Shores, but that's exactly what we wanted for our family. There is a Dollar General about four miles away, and there are a couple of restaurants there as well.
The walk to the beach is very simple, and there are protected dunes on either side of the walkway. So its beautiful, and gives the feeling of even being more remote than you actually are.
The service was fantastic! I was given a number to call or text during my stay. They were always responsive and knew everything about the house. On day three, we lost our pool heat. I contacted them, and men came to discover our heater was out of gas. They came on NEW YEAR's EVE!! I was blown away. They were so friendly, and told us when the pool would be ready and they were exactly right!
It had plenty of room for 11 of us. The extra large living and dining areas were what I appreciated most. All 11 of us could be the same room with chairs to spare. It was so nice!
I would recommend Viva La Kiva to anyone who has a large family and wants to be together. The space is amazing, up to date, and decorated beautifully. There are six bedrooms and an equal number of bathrooms. We had a wonderful time and hope to come back soon!

Very nice place. Enjoyed our stay and plan on staying again. The only real downfalls were that the pool wasn't heated when we arrived and took a couple of days to get warm...and not to the 88degrees advertised. The elevator was also hit or miss...needs to be looked at. All in all we love Gulf Shores and the house. Next year we will pick a warmer time of year to enjoy the ocean.

15 family members came for Thanksgiving. Wonderful open floor plan for cooking and gathering. Loved the multiple seating nooks+ the views from the upper floor are wonderful with all the windows. The teenager enjoyed having their own living space on 2nd floor. All around great house we will rent again for our family. Elevator easy to use for grandparents .

Beautiful home, the pictures don't do it justice. Worked perfectly for our family, giving each of my 4 kids family's their privacy as well as more than enough common space for meals, games, and fun both inside and out. We had 3 occasions to contact the owner during our stay with questions and they got back to us immediately and solved our concern. Best hosts! Location is 25 minute drive from town, but worth it if you value privacy and want to treat yourself like the rich and famous for a week ~ If you have the opportunity to spend a week in paradise, I highly recommend Viva La Kiva.

This was our second year to stay at Viva La Kiva and we are booked for next year. The house is perfect for out family - beautiful house, gorgeous beach, quiet area.

This house is a great fit for my family. It has just been remodeled and the kitchen is more functional. The flooring is new along with the improvements in the bathrooms. We have always been pleased with the house, it's location in the gated community, pool and isolated beach. It is ideal for us.

Our stay was good! Beautiful home! We did find 4 nails in the pool from work being done on the house and we had some little kids swimming which was disappointing and not to mention did nothing about it, but overall good.

We had a wonderful time. The house had recently been updated and painted. The towel racks and toilet paper holders were not up yet which was a pain but the inside remodel was great. We enjoyed the private beach and the new kitchen was nice. It could use some additional kitchen gadgets but overall it was well equipped. Some of the doors did not lock but they are all new doors and windows. I just think it wasn’t completely ready for guests yet after the remodel but we enjoyed our stay and would love to come back again someday.

Love the house. This is our 3rd time to rent it for a week and we’ll be back next year.

I have rented many houses on the beach around the Gulf Shores area over the years, this one was absolutely the best. Condition of the property, amenities, location, communication, and service were all excellent. We had 10 adults and 3 small children in our group and all were very comfortable. The only concern I had was after having to book the property 1 year in advance and paying the full price by the 6 month mark, there was no relief for canceling after 6 months or in the case of hurricane, no refund of any kind. A house this big, 6 bedrooms, is for several families who have to make plans a year in advance. Life happens in that period of time and if all the parties can’t make the trip, you have over spent for the size of the property.

This house meets the needs of our big family. It has 6 nice king size beds that pleases everyone. The pool is wonderful to have available with younger children in our group. The house is clean and well maintained. If any issue come up maintenance takes care of it quickly, anything from the coffee pot dying to the internet going out because of a lightning strike. But I think one of the best things about this house beach. There are so few people on this area of the beach, you have a very large area to yourself.

This was my family's fifth time to rent Viva La Kiva [including 2021 when we could not occupy it due to incomplete repairs from a prior hurricane]. We love this place and especially its location on a much less busy section of beautiful beach. The house is special, but it still needs a fair amount of maintenance [several door latches do not work, mold in a couple of the bathrooms, torn screen in the downstairs screen door, and damage to the recently replaced flooring on the top floor] but is still a special house. We would love to be able to continue renting this unit for years to come, but we are taking next year off to explore Yellowstone and thereby are knocked off from being able to automatically reserve in 2024 going forward.

All went smoothly and was in a great location.

We really enjoyed the house. Overall everything was great and I recommend this house for large groups.

From the moment we checked in our experience was perfect. We have been coming to Gulf Shores for 18 years and this house is by far the best we have ever seen. Organized, clean and wonderfully appointed. The beds were comfortable as is the furniture. But nothing matches the views and the walks on the practically private beach. We will be back.

Viva la Kiva is a good place for a family vacation. We enjoyed the heated pool and having private bathrooms with each bedroom.
Servce person came quickly when the air condition quit working and when the elevator stopped.
However,
The house was dusty, and the return air vents were very dusty. The plumbing is in need of repairs. Several faucets and showers leaked.

The entire process from beginning to end was easy and low maintenance. All needed information was provided in a timely manner through email and text. Access to area attractions and services were provided electronically as well. The house and surroundings were exactly as advertised and perfectly met our expectations! This is a diamond in the rough for those willing to go away from town a little!

Our family thoroughly enjoyed our stay. The cleaning staff was working when we arrived (early, but we stayed outside). They were all very friendly. The house was clean and inviting. There were 11 of us, including 6 kids ages 1-12. No one was ever bored. We had the pool heated. Amazing! The beach was steps away. Our only suggestion is to have maintenance pound in the deck nails. We did remove splinters from feet...maybe replace the older deck sometime. Ate at Tacky Jacks. It’s close and good food.

We loved the house, pool, beach and rental agency. You were the kindest and easiest rental agency to deal with. We have been renting home across the US for over 20 years.

This house worked out great for a large family vacation with 11 adults and 1 baby. Plenty of room for all. Even had a baby gate! the pool is incredible, with lots of chairs available. House has nice furnishings and the round dining table fit all of us! Ice machine made filling coolers easy. Elevator was super helpful for loading in groceries. This house is a bit of a drive to main grocery store or other things, but it's worth it if you want a "stay home" kinda vaca. Any issues we had were addressed immediately, even late on a Saturday night. We loved it.

When we arrived, the cleaning crew was still on site as well as construction workers. I spoke with the workers who indicated they would be back the following day and would possibly be done by noon. The management company was contacted who explained the property was being prepared for the coming storm. Although definitely understandable, a heads up before our arrival would’ve been appreciated. Another day there was a crew that arrived unannounced to clean the pool; they also did some other type of work but I am unsure what as they were on the side of the house. The sunrooom sofas were old with visible stains and the screened in porch had holes. The window blinds in the room I slept in were broken. There were no dish towels, just the larger hand towel. The overall house was nice and we lloved the dining room table that featured an attached lazy susan ,however, some general housekeeping is badly needed.

Our very first family vacation and so glad we chose this home. We enjoyed the private beach and felt safe in this gated community. We practically had the beach to ourselves during our stay. Excellent location, home is well furnished with a lot to enjoy. It was nice to be further away from the more populated areas of Gulfshores but close enough to run out for supplies. Quick response and communication from management. We are going back next year, but we need a bigger house. We are booking through GSVR again!

Wonderful beach

Viva La Kiva is beach front in a gated community on a gulf course. The house is alway clean and in working order. The beach is NEVER crowded and the pool is so nice to have for the little ones to enjoy. This house has 6 king beds which is a great find. This was our 4th year to stay and have rebooked for next year. We rarly need any maintainance issues to be tended to, but when we do the managment is alway very prompt in taking care of anything.
We are a large family and fill up the house. We cook alot every year, but especally stayed at the house this year. With 2 refrigerators and an ice machine it worked out well. We go for the beachtime and this area and house is a great rental.

This was our 3rd consecutive summer to stay at Viva La Kiva, and we have already reserved for next summer. Our only complaints are that A.]the pre-arrival housekeeping was not as thorough as it has been [some mold on bathroom tile walls, a large amount of glitter on the upstairs deck picnic table and deck floor, etc.], and B.]there were some minor mechanical issues [ants on the second and third floors, no TP bar in one of the bathrooms, and an non-working door handle on one of the bedroom doors to the deck]. That said, this is a wonderful property on a very nice and unbusy section of beach. We have a large family from 4 generations, so having the pool, easy access to the beach, elevator, etc. are all major pluses; and the views from the property are just incredible. This year I was looking at other larger properties [the grandkids are not getting smaller or fewer] but my kids ALL said "but we don't want to leave this place". It truly is a unique and very homey property that is easy to consider as a "home away from home" while there.

We had the best experience at Viva. The neighborhood was beautiful and quiet. The house was very clean and well maintained. Being right on the beach with a private pool was ideal for all the little kids we had with us. I was worried about there not being a railing on the pool deck, but it never posed an issue. The expansive porches and views are amazing. The house feels very private and we had lots of the beach to ourselves. My only complaint is that there were only 2 wine glasses and the coffee mugs were very small. The rental agent was attentive and easy to reach. We would definitely book again.

We had a large group celebrating birthdays and graduation. Everyone had a wonderful time and really enjoyed the home and beach!

The house and grounds was absolutely wonderful. This was for a girls only trip and we “showered” the bride one of our nights there. She had the best time before all this craziness started. Although her bridal and honey do showers and possible wedding has to be postponed, this at least gave her a weekend to be relaxed and spoiled. Would definitely recommend!

We stayed at Viva la Kiva for yet another week in Feb. it is our annual girls trip with 7 women. The home is absolutely perfect in every way! Two gathering areas but plenty of privacy also. We were blessed with nice weather for walks on the beach and also an amazing winter storm. Already booked for next year!

Yearly event with friends from our military life.

House was great for our family of 15. Only issues we had were the elevator not working consistently and the kitchen and living area was on the top floor. Maintenance fixed a toilet we had problems with very quickly. Pool was great. We enjoyed our stay. Rental agency was great.

After years of renting two condos side by side, and getting too big even for that, we made the decision last year to rent Viva La Kiva. By the second day we had decided to renew for this year; and we've already guaranteed for next. It is a wonderful property that allows our very large family to all be together, yet also get "alone time" when desired. The beach is much less crowded here, and having our own pool has been thoroughly enjoyed by us, our kids, and our grandkids. There is some maintenance that needs to be done, but nothing of significance. It is otherwise a beautiful property in a great location.

Great house with 6 bedroons, a private pool, in a gated community, on a secluded area of beach , managed by a wonderful company that takes care of any issue that comes up. We have rebooked for the forth year.

This vacation was wonderful. Every year around this time I enjoy the company of my children, spouses and grandchildren. We had a wonderful time, as always. I highly recommend this home and people that keep us coming back from year-to-year.

Location is fantastic. Kiva is an enjoyable and quiet community. People were friendly and helpful if needed. Inside of the home is nice. Heated pool was wonderful. Sassy Bass, Tacky Jack’s and Acme Oyster House were great places to eat or order takeout from.

Some suggestions for your consideration.

Property needs some updating/maintenance on the outside of the home. Need a bigger crockpot in the upstairs kitchen. WiFi needs to be expanded to work better on the 1st floor. More towels and wash cloths in the bathrooms.

Five adult couples had such a fabulous time! Each bedroom had king beds and full baths. This was a must for us. The interior of this home was perfect with lots of space to spread out and a well supplied kitchen. Soft towels, laundry room, elevator, ice maker, screened porch, balconies, garage with extra fridge and more! Loved being beach front and taking long walks on the expansive beach. Heated pool was great! Felt safe and liked this quiet neighborhood (Kiva Dunes). It is approx. 15 miles from town, so you may want to gather your groceries before you arrive at the house.
Make sure to visit Sassy Bass bar and grill (also has a small grocery). Just a couple miles west. Fort Morgan is also nearby for history buffs.
We had an issue with the cable and clothes dryer. Put in a notice via the app and within an hour a gentleman was there! He also replaced a few loose boards on the walk out to the beach.
The owners were very responsive to any questions we had. Might recommend that they update the stereo/speakers ( I believe they were blown) and cable system. Exterior could use a paint job and deck boards are getting a little rough. But I guess that’s what salty sea air does to a house!
Would definitely recommend this home and we would definitely consider returning! We really loved it.

What a phenomenal property that is exactly as described. For the week we were there, 8 adults and 2 teenagers had plenty of room to both be all together and to have private space. There is consistent communication prior and during the stay to make everything involved with moving in for a short duration as painless as possible. Highly recommend and are thankful for our time at Viva La Kiva!

This house offers wonderful views and layout. It's perfect for large groups or families, offers privacy on various balconies and has magnificent views from each floor.

1) Minor maintenance needed in some rooms (bath towel racks, door blinds, worn carpet, peeling paint) and the cleaning wasn't the best when we arrived. However, the maintenance was responsive when we reported a kitchen faucet issue.

2) Ice machine in kitchen very useful, could use one on second floor since there is a bar sink and mini fridge located there.

3) Large garage with refrigerator making it nice for keeping beverages cold prior to walking out to beach. Plenty of room to store coolers, bikes and beach play toys. The house also includes several items for play time with kids on the beach or in the pool!

4) Lovely neighborhood for bike rides or strolling. Very quiet and low traffic.

5) Great beach area. We enjoyed basically having the beach to ourselves while watching the sunsets and dauphins swim each day.

5) AC in the house works great, beds were very comfortable and so are the couches. Plenty of space at the kitchen table.

6) Pool was very refreshing and just the perfect size. Bring a tent for shade, because the sun gets hot and there are no umbrella's or shade structures on the back of this house.

7) Close proximity to Sassy Bass for a good burger and cold drinks. There are some smaller stores and gas stations but be prepared for a 10 mile drive to Gulf Shores Pkwy.

8) Fort Morgan, just minutes down the road is a great site seeing venue and the beach area is a great place to fish. You can catch a ferry ride to Dauphin Island from here also.

9) Big Fish Restaurant & Bar is a must visit with A+ food selection and delicious seafood dishes. Grab some fresh seafood to cook at Gulf Shores Seafood, Blalock Seafood or Billy's seafood.

Absolutely fabulous! Despite the rough gulf waters we all had a great time! Best vacation yet:)
Please update the driveway and trim back the shrubs. Scratches made on all three of our vehicles. Only complaint.

Viva La Kiva was the perfect house for a large group, the 6 bedrooms with on suite gave everyone the privacy needed. Kitchen was easy to work in and the table was a great gathering space. Multi level decks, private pool and beach access were perfect for a relaxing time. Highly recommend property for large gatherings! We didn't find the need to eat out or visit other attractions as we had a great time in the pool or on the beach, playing games or visiting with out of town family!

Lovely property and location, but definitely needs overall general upkeep like painting, shades on the kitchen windows that get afternoon sun. Definitely needs new bath towels. I was disappointed never to hear back from the property managers about a lost car key!

This house is a perfect fit for my family and we love the area. We love having a pool and a beach that's not crowded. We have rented this house for a few years and plan on continuing to do so.

After 6 summers of renting 2 condos for our ever-growing family [and over time becoming "that family" that we didn't want to be around at the condo complex [too many, too loud, etc.] we decided we needed something different. This summer we had booked Viva La Kiva to house our herd, having never seen it. Our week together at this property was everything I had hoped it would be. This is a very large home, with living areas on each of its 3 floors. Although it predates Hurricane Ivan it has been very well maintained. The area of beach it is on is beautiful and very private, the views from any of the 3 levels of this home [including while relaxing on the seating bench of the pool] are simply stunning. It allowed our large family to be together comfortably as much as we wanted to be, and to be able to escape for quiet time when we needed to. We enjoyed it so much that by day 2 of our week we had already booked for next summer. The management company was helpful without being intrusive; which was a welcome contrast to past rentals, and the process was very straightforward.

Viva La Kiva was perfect for our family! We had six families at the beach May 19th-26th. The house is very clean and nicely furnished on the inside. All of the bedrooms are spacious and it’s a plus that each has a private bathroom. We enjoyed the nice open kitchen dining area for meals. The pool was a big plus and was used a lot during our stay. Our grandkids wanted to swim first thing in the morning and anytime they weren’t at the beach. The privacy at the beach was wonderful and we had the opportunity to watch the dolphins several times. GSVR was very responsive when the WiFi went out and brought us a hotspot. In addition they sent maintenance promptly when a neighbor noticed the outside electrical box coming loose from the house. We absolutely loved the house and made lots of new memories with our family who is spread out in several states! Our only concern would be the exterior condition. It appears to be in need of maintenance and care. #hightidesandgoodvibes

Beautiful home, well stocked except we could not find an iron or blow dryer. Due to the open design the house can be a bit noisy, maybe an area rug could help cut down. Although, the house was clean the wood floors were not. GSVR was very attentive to any issues we brought to their attention, but we did lose the signal again on the main tv, maybe some written instructions could have assisted us in getting the signal back. We were very disappointed an agreement could not be reached to allow us to rent chairs/umbrellas in front of the house. WARNING-We love staying in Fort Morgan, but please bring bug repellant(the No See Ums were awful!)

This house is amazing!

Our stay here was so enjoyable. There were large open areas where all 16 of us could gather to spend time together and lots of little niches and porches where you could find some peace and quiet. We never felt crowded!

The views are spectacular from all sides of the house and from the pool, which is wonderful. There is plenty of seating on all of the balconies and on the pool deck. The pool really adds to the experience of this house. It was just big enough to have a little swim, was nice and warm, and provided unobstructed views of the gulf. Much time was spent floating and taking in the gorgeous view!

The decor in the house is updated and charming, it has a very homey feel. The beds and the furniture are very comfortable. The kitchen was large and well stocked.

FYI- The owners of this house do not belong to the Kiva Dunes Beach Club which is located a few houses down on the beach. That was a bit of a disappointment, as we were not able to use that facility which has a wonderful pool, hot tub and bar with live entertainment. There were however a couple of other community pools on the property that we had access to.

We are a group of 7 long term girlfriends that spend time together a few times a year. One trip is always at Ft. Morgan AL. and this was our first time here. And it was perfect! In fact we have already booked for next year so that says it all! The house was in excellent shape from the decor to the cleanliness. But the decks and the views!! The best ever and we have stayed in numerous places. We loved cooking in the handy kitchen and gathering around the amazing table. Rental procedures were easy. Loved the easy access to the beach. Can’t wait til we treat ourselves again to this special home.

This property is not only beautiful, but is so well appointed. The furnishings are so comfortable and nice. A short walk across the board walk and you are on the beach, with dolphins and gulls, everything you need for a relaxing vacation. The mid-February weather was perfect for lounging around the pool and sunning on the beach.

We all loved it. We will be coming back to you if we ever need another vacation rental.

Viva La Kiva was perfect for my family of 14. We really loved everything about it! The pool, minute walk to the beach and views. The house is well stocked with beach chairs and beach/pool toys. The house was very clean and has a great setup, especially for our kids. The rental staff was awesome, too. Susan and Geoff responded very quickly to our questions and needs. They were even willing to bring by laundry detergent that I overlooked. Overall, I definitely recommend this house. We will be going back next year!

Second time in this home. We really love it. Had a few issues but they were resolved quickly. Texting Geoff works really well. Only major issue was the elevator. We could not call it to the first floor. We found a workaround until it could be fixed. Would like to have directions for the tv on the 3rd floor. Instructions for the correct remotes would help. Liquid soap dispensers were so watered down to be useless. We filled them with our own liquid soap. Maintenance had to come out and reset the pool lights once. Overall this is a great place. Private beach front, no issues with neighbors, quiet, great location.

We've stayed in this home 2 years in a row and will be there next year when we figure out our dates. It is extremely clean, beautiful furnishings, great round table to gather at for games & meals. Kiva Dunes was very private for our morning walks. The balconies are great for eating out or finding a quiet place to read. There are plenty of beach toys & boogie boards. The grill is charcoal, but huge and great to cook on. The elevator is perfect when loading and unloading things from the car. The property was very private. The pool was perfect for my husband to swim his daily laps and the teenagers to lounge around. We can't wait to come again.

Viva La Kiva was the perfect venue for our 35th college reunion! There were sixteen of us. It was a great place to gather in one room with everyone or break away from the crowd to smaller groups. We loved how isolated the house is. We had our private area of the beach. The beach was beautiful and fun to take long walks. The pool was another great gathering place. Everyone was able to visit poolside without being in the sun if they wanted to take a break from it. Most of us did not leave Viva unless we needed to make a quick trip to the store. The kitchen was well stocked with cooking utensils, pots, pans, two coffee makers, blenders....anything & everything you could possibly need. We could have used two refrigerators though the mgt team said the owners have been working on finding a place to put another one. Most of us drove to Viva so we had lots of groceries and premade meals. With this being said, we made the one fridge work. I would not let this minor inconvenience make or break your decision to stay at Viva. The house was clean and beautifully decorated. Viva La Kiva is an amazing home, we will rent again for our next reunion.

We had a great time! The house was amazing; clean, spacious, and a great view. Great open floor plan for entertaining! All rooms were perfect and well stocked with everything we needed. Kitchen is gorgeous and had everything needed! We have decided to make this location a yearly visit!

We have stayed at this house 13 times and that has included a change in ownership/management. The location is quiet and peaceful and close enough to the beach to be able to yell to your kids to come in for supper. It is spacious and tastefully decorated. The management is quick to respond and fix problems or bring missing items. We called for more wine glasses and they came right over. Beds are comfortable. Sofas and chairs are comfortable and the big round dining table is great for conversation and games. The biggest negative in this house is the noise inside the house. It travels up and down the central stairs so the tv, conversation, etc. can bother anybody on any floor. Also, the Gulf-facing bedrooms are very bright, so if you are a late sleeper, choose one of the two facing the neighborhood. The kitchen is small and not particularly well equipped so don't plan to make Thanksgiving from scratch. The tv requires a PhD in audio visual to operate, but it has a nice picture once you find your program.

5 couples + 1 week + magnificent house = rested, relaxed, rejuvenated. Viva la Kiva was exactly what we needed - and more. Clean, spacious, beautiful. The round dining table that seats 10 was perfect for our group - loved being able to visit with everyone at once. Each room having king-sized beds made choosing who-goes-where easy.

Family reunion of 10. House could easily handle more. We have been doing this yearly since 1992 and all agree that this the best house we have ever stayed in.

Great place to stay, enough room for our crew. The pool was wonderful for the kids.

This house is perfect for 6 couples. It was so relaxing to be so close to the beach. Our private pool was icing on the cake. The staff was extremely kind and helpful. We are already planning our next visit!

We had a great time. The home was perfect for us because everyone had their own personal space (bed room and bath) and the great room was large (perfect for eating, relaxing, and playing games). The kitchen was packed with plenty of cooking utensils, pots and pans. We had a wonderful time and would definitely rent again.

Viva la Kiva was a wonderful house for our large family...we fit perfectly and used every inch of the house. My girls suggested more towel drying bars in the bathrooms and possibly another fridge. Trying to fit all the food for 16 in one fridge is quite a challenge. The beach was gorgeous, as well as the pool. We have spoiled ourselves vacationing at Gulf Shores and will be very difficult to improve on this time together. We were very happy with Viva and would whole heartedly recommend it.

The house was an amazing getaway spot for our two family spring break vacation. It's location well away from town made for a quiet week with a large stretch of beach to ourselves. The house was clean and had all the amenities we expected to find. We found the layout of the house to be exceptional and very accommodating for our group. Every bedroom having it's own bathroom worked well for 6 adults and 6 teens. Lots of beach items including chairs, beach toys, and volleyball and net were available and in good condition. The furnishings were lovely with little wear and tear and we found the beds comfortable with lots of extra pillows.
The kitchen was well appointed with nice dishes and pots and pans. There was an array of glasses for every occasion and we enjoyed our time cooking family meals. The only items we noticed that the house lacked were cereal or soup bowls but we made do with large cups and mugs. The kitchen was a little small for such a large house but we managed fine and the dining table seating 12 comfortably made it a great gathering place for everyone in the evening.
The heated pool was a perfect addition and it was an asset with Gulf water temperatures still a little chilly for the adults in the group. We arrived in a torrential rainstorm so the pool heater, pilot light was out. A phone call on Sunday morning to alert Geoff of the situation initiated the quick arrival of the pool guy and we had warm water within an hour. He also checked on the pool during the week so that was a nice surprise.
Overall we would rate this house as one of our favorites rented through VRBO. We would rent again and look forward to visiting Gulf Shores on another vacation.

This beautiful and comfortable home sits on the beach with view of dunes and water. There is plenty of room for a crowd with a large round table on the top floor and two seating arrangements, one with large sectional. The second floor also has a den. The beds are comfortable with nice bedding. The bedrooms not shown each have king beds and the ground floor one also has a twin plus trundle. The pool is on the back deck and is heated. There is plenty of seating outside on the decks and balconies and the screened porch. The house was very clean. The kitchen is small and is good for reheating and assembling but not fancy cooking. The ice maker was broken but manager brought us bags of ice. The beds are comfortable, but the staircase is open through the center of the house so noise travels throughout all three floors. It is nice to have a bath with each bedroom. The vanity spaces around the sinks are small, so bring a hanging toiletry bag.

The things that need to be fixed are the light streaming in the bedrooms that face the beach. One cannot sleep past sunrise, so curtains in those rooms would be so helpful. There are large tv's in the top floor and second floor living areas but they are so complicated that we could not figure them out. No instructions given. We also did not like the manager's instructions to wash all the towels and fold them before we left. This was stressful on our last night in the house. They need a supply of towels they can switch out. The location is secluded, which we loved. Just know that it is 20 minutes to the grocery store.

Those complaints are minor. It was a lovely vacation for the nine of us because the house is designed for conversation and comfort. We would return.

This house is perfect for large families who want to gather for a holiday or beach get away. Plenty of room for four families and lots of grandchildren! The home is beautifully decorated and very well stocked. The kitchen is great and has a nice selection of dishes and cookware. The heated swimming pool was the grandkids' favorite spot! Watching the Blue Angels practice from our balcony was the icing on the cake! We've rented many homes but this was our favorite! We've used this management company before and they are excellent.

The home was very nice. Had a lot of space and porches. Loved being so close to the beach. The kitchen is small but we made due.

This house is so gorgeous, inside and out. The details and decorations of the house was outstanding, I took pictures of the decor to try to remember and incorportate into my home. Kitchen was well equipped and the garage and tons of beach toys/chairs which was convenient. It is far from restaurants/shops so take that into consideration. Management (Geoff) was great, had a few plumbing issues that were quickly resolved.

Wonderful time. Three families with 4 teens. Plenty of room for sleeping and the large table was a bonus at meal time. Location was excellent with our own beach area. Leave the volley ball net and canopy setup all week. Everything was in good working order. The kitchen was FULLY furnished, plenty of beach toys and equipment, pool was great. Located right in front was great. It was perfect enough that we have made reservations for next year already...

The home was almost perfect for my family with plenty of room for everyone. I loved all the windows that allowed us to enjoy the view from almost any room. The gated community made the home even more appealing. The large round table was a favorite for meals and game time. The kitchen was a little small to prepare meals for 13 of us and the home really needs another refrigerator on the first level.
